Hamilton Stage:

Our Hamilton Stage site was started with 7 lots in the summer of 2010.

We have 5 Zone A flood Plain lots on Four Mile Trail left. These lots have some portion in the flood plain and have restrictions on how the home must be built. Their value should someone want to build upon these is $35,000. Should we sell these their total sales value is $175,000.

We have 9 lots on Amber Way and 6 lots on Hamilton Creek Trail left. These have warm water wells making water cooling part of the building process. We sell these lots for $50,000 each. Braemar has bought several of these and is currently building on two of them on Hamilton Creek Trail. They will continue to buy a few lots a year for customers. The total sales for the remaining 9 lots are $450,000 at today’s prices. The total sale of the lots in our current inventory equals $625,000. Because of the conditions mentioned, I predict we will have substantial completion of sales in Hamilton Stage over the next 3 to 4 years.
