The Ranches at Hamilton Stage:
We have acreage behind Hamilton Stage that has no acre-feet of water attached to it and very little is available in the market place. It takes 2 acre-feet of water for each home. This acreage will not be able to be annexed in my lifetime but 40-acre parcels can go through a separate process known as Division of large Land whereby no water needs to be acquired in order to have a domestic well. The parcel must be 40 acres+ to achieve this and go through the approval process with the county.
We have had an initial draft of what this would look like and what it would cost to put in the road which is only required to be a 20’ all-weather gravel surface. We would also need power, gas, and communications.
There are 22 lots that would sell for approximately and on average $185,000. The total sales of all lots are approximately $4,070,000. The infrastructure for this would cost approximately $1,500,000. The sales are predicted to take 4 years due to the price point but several people have already requested to be contacted when we develop these that I have spoken with.
The process for approval could take 6 to 12 months and costs little to start and achieve this. Applications to be filled out with the county and state, some surveying, drawings and going before the County (not the city) Planning Commission for preliminary approval, The state for preliminary approval and the county for final approval.
Over $250,000 of the expense to build this will be in the area of our Errecart Blvd City project location as the road goes through the area. That project would benefit from the County road going through it and need only to be upgraded to city standards at the time we develop the Errecart project.
